Why We Focus on Habitability and Toxic Mold
Most Los Angeles firms that advertise habitability work treat it as a sideline to personal injury. We built the practice the other way around. Mold and uninhabitable housing disputes are the matters we handle most, and the ones we have written the most about, because they are the cases where the gap between what a tenant is owed and what a tenant actually receives is widest.
The pattern repeats. A tenant reports a leak. Months pass. Someone comes to paint over the growth rather than find the source. By the time anyone takes it seriously, the tenant has been paying full rent for a home that was never what they agreed to rent — and often the evidence has been repaired away. We know what that file looks like and what it takes to prove it.
Who We Represent
Tenants and homeowners. People living with mold, water intrusion, or conditions a landlord has been told about and has not fixed. This includes tenants facing retaliation after complaining, and buyers who discovered problems a seller never disclosed.
Business tenants. Owners signing or renegotiating commercial leases, who need someone to read the guarantee and the operating expense provisions before signing rather than after a dispute.
Injured clients. People hurt in vehicle collisions or by unsafe premises conditions across Los Angeles County.
We are deliberately a small firm. That means the attorney you speak with at the consultation is the attorney handling your matter, and it means we take on cases we can genuinely give attention to rather than volume.
How We Approach a Case
Two things shape almost every outcome, and both happen before a lawyer is involved: whether the problem was reported in writing, and whether it was documented before it was repaired. We say this early and often, because a tenant with dated photographs and a written notice trail is in a substantially different position from one relying on recollection.
We also try to be straight about weakness. Causation in mold cases is genuinely contested. Withholding rent carries real eviction risk. Not every matter is worth pursuing, and we would rather say so at the first conversation than after a year of costs.
Where We Work
Our office is in Century City at 1801 Century Park East, Suite 2400, and we represent clients throughout Los Angeles County. We have written area-specific guidance on mold and habitability for Santa Monica, Beverly Hills, West Los Angeles, Culver City, Downtown, Koreatown, Hollywood, Long Beach and Inglewood, among others — the enforcement agencies and building stock differ meaningfully between them.
Fees
Initial consultations are free. Many litigation matters, including habitability and personal injury claims, are handled on a contingency basis — attorney’s fees are paid from any recovery rather than up front, with costs handled separately under a written fee agreement. Commercial lease review, contract drafting and other transactional work is handled on an hourly or flat-fee basis. We will tell you which applies before you engage us.

Founding Attorney
Mr. Mehdipour attended the University of California San Diego where he received his degree in political science. After graduating from UCSD, Mr. Mehdipour attended Southwestern University School of Law where he received his JD. Upon passing the bar, Mr. Mehdipour gained invaluable experience both in a law firm and business setting. Mr. Mehdipour uses his prior business and legal experiences to negotiate the most advantageous results for his clients.
