How I Practice
I founded Mehdipour Law, PC in 2017 after several years handling both sides of the disputes I now take on. Most of my work falls into two buckets that look unrelated but are not: helping tenants and homeowners who are living with conditions a landlord or seller should have dealt with, and helping business owners avoid signing agreements that will cost them later. Both come down to the same thing — someone had information, and someone else did not.
Toxic mold and habitability
This is the core of the practice and the work I am known for. I represent tenants and homeowners across Los Angeles County in disputes involving mold exposure, water intrusion, and rental units that were never made habitable. In my experience these cases turn on two questions more than any others: was the landlord put on written notice, and did the tenant document the problem before it was repaired or painted over.
The matters I see most often involve a leak that was reported and never properly fixed, a landlord who sent someone to spray bleach on visible growth rather than find the source, or a tenant who was told the problem was cosmetic. I handle claims for the reduced value of what the tenant actually paid for, damaged personal property, out-of-pocket costs, and where the medical evidence supports it, personal injury.
I will also tell clients when I think a case is weak. Mold causation is genuinely contested, and health claims without supporting medical records rarely carry the weight people expect. That conversation is better had at the start.
Commercial lease review and negotiation
I review and negotiate commercial leases, letters of intent, and related agreements for business tenants. My view is that the money in a commercial lease is made or lost before signing. The provisions I go to first are the personal guarantee, the CAM and operating expense definitions, assignment and subletting rights, and who pays when the HVAC or roof fails.
The pattern I see repeatedly is a tenant who negotiated hard on base rent, won something real there, and treated everything after the rent schedule as boilerplate — then discovered years later that they had personally guaranteed the full remaining term, or that they could not sell the business because the landlord could withhold consent for any reason.
Real estate and personal injury
I handle purchase and sale agreements, seller disclosure disputes — including undisclosed mold and water damage — contract review, and related real estate litigation. On the injury side I represent clients in vehicle collisions and premises-related injuries, including cases that grow out of the habitability work where an unsafe condition causes actual harm rather than only property damage.
Background
I attended the University of California, San Diego, where I studied political science, and earned my J.D. from Southwestern Law School. I was admitted to the California Bar in 2011 and have practiced here since.
Before and alongside my legal career I spent time in a business setting, which shaped how I approach negotiation and transactional work. It is a large part of why I read a commercial lease the way a business owner reads it — looking for what it will cost over ten years — rather than only as a set of clauses.

How I Work With Clients
Consultations are free, and I would rather have a short conversation early than a longer one after a deadline has passed or evidence is gone. Two practical things I tell nearly everyone: put it in writing, and photograph it before anyone repairs it. Those two habits change more outcomes than any argument I make later.
On fees: many litigation matters, including habitability and personal injury claims, are handled on a contingency basis, meaning attorney’s fees are paid from any recovery rather than up front, with costs handled separately under a written fee agreement. Lease review, contract work and other transactional matters are handled on an hourly or flat-fee basis. I will tell you which applies before you engage me, and I will tell you early if I do not think a matter is worth pursuing.

Writing
I write regularly about the areas I practice in. The toxic mold and habitability guide collects everything I have written for tenants — rent withholding, reporting to the Los Angeles Housing Department, what a case is realistically worth, and deadlines.
