Tenant Mold Lawyers in Los Angeles
TENANT MOLD LAWYERS IN LOS ANGELES
Mold is usually a symptom of a leak someone else was supposed to fix.
If you have reported mold to your landlord and nothing has happened, you may have more options than you think. We help Los Angeles tenants document the problem, connect it to their losses, and pursue the full value of the claim.
We represent tenants, not landlords
Our firm handles leases, contracts and real estate matters for property owners and businesses. In mold cases we act for tenants only. That means no conflict and no divided loyalty when we take on your landlord or their insurer.
What your landlord is generally responsible for
In California, residential landlords owe their tenants an implied warranty of habitability. Mold is rarely the starting point — it is usually the visible result of a plumbing leak, a roof failure, a bad window seal, or ventilation that was never adequate. Those underlying repairs are typically the landlord’s responsibility, and a landlord who was told about the problem and left it unaddressed is in a very different position from one who acted promptly.
What a tenant mold claim can include
- Medical costs and treatment connected to the exposure
- Damaged furniture, clothing, electronics and other belongings
- Rent paid for a unit that was not fully habitable
- Moving costs and temporary accommodation
- General damages for what you and your household went through
Every case turns on its own facts. No outcome is guaranteed, and past results do not predict future results.
Can my landlord evict me for complaining?
This is the question we are asked most often, and the worry behind it is understandable. California law addresses retaliation against tenants who assert their habitability rights within a protected period. In our experience, a landlord who retaliates after a complaint tends to strengthen the tenant’s position rather than weaken it. If you receive any notice to quit, or a notice to pay rent or quit, treat it as urgent — eviction timelines in California move in days, not weeks. More on landlord retaliation after a mold complaint.
What to do right now
Two things matter more than almost anything else, and both are free.
Put it in writing. Text and email create a dated record that is hard to dispute later. A phone call to the building manager usually does not. If you have only ever called, send a short follow-up message today setting out what you reported and when.
Photograph everything, with dates. The mold itself, the leak or water source behind it, your damaged belongings, and any notice you receive from the landlord. If you see a doctor, tell them you have been exposed to mold so that it appears in your medical records. Here is how we suggest documenting a mold problem.
You do not have to have moved out already
We work with tenants who are still living in the unit and with tenants who have already left. Staying does not mean you accepted the condition, and leaving does not mean you gave up the claim.
Common questions from Los Angeles renters
- My landlord will not fix the mold — what are my options?
- Can I withhold rent because of mold?
- How does repair and deduct work for mold?
- Can I break my lease because of mold?
- Is my landlord required to pay relocation costs?
- What happens to my security deposit after a mold dispute?
- What is my mold case worth?
- How long do I have to bring a mold claim?
How a tenant mold case usually works
Most cases follow a similar path, though the timing varies a great deal depending on the landlord and the insurer.
- We listen first. A free call where you tell us what happened and we tell you honestly whether we think there is a claim worth bringing.
- We gather the record. Your photographs, your messages to the landlord, repair histories, inspection reports and medical records.
- We establish the source. Mold on the wall is the symptom. What matters legally is the leak or defect behind it, how long it went unrepaired, and what the landlord knew.
- We connect it to your losses. Health effects, damaged property, rent paid for an uninhabitable unit, and the cost of moving.
- We deal with the other side. The landlord, their insurer and their lawyers speak to us, not to you.
Why tenants come to us
Alexander D. Mehdipour has been selected to Super Lawyers Rising Stars every year from 2021 through 2026, and the firm has been recognized by Expertise.com among the best personal injury attorneys in Los Angeles. More practically: our office is in Century City, we know the buildings and the management companies, and you will be speaking with the attorney handling your matter rather than an intake service.
Because we handle commercial leasing and real estate work on the owner side, we also know how landlords and their insurers think about these disputes — which is useful when the other side decides to fight. More about Alexander D. Mehdipour.
What it costs to talk to us
Your consultation is free. If we take the case, attorney’s fees are paid from any recovery. Costs are handled separately and are set out in a written fee agreement before we begin.

My apartment had mold and management was dragging their feet to resolve it, and completely mishandling the situation. Then I retained Alex and long story short, I was able to hold management accountable and collect a sizeable settlement. Alex was professional, responsive, and most importantly he didn’t oversell or over promise a settlement number. He was really easy to work with and he went toe to toe with the insurance adjuster when they tried to delay the process with last minute changes. I’d recommended Alex to friends, family and internet strangers, LOL. He’s someone you need on your side.Posted on Google![]()

His guidance has been incredibly valuable, and he is always willing to answer questions, whether they are directly related to the case or not.
