Inglewood is changing fast — new stadiums, rising rents, and growing demand — but many renters still live in older buildings where landlords neglect serious problems like toxic mold. If mold has taken over your Inglewood rental, you have rights worth protecting.
Why mold is common in Inglewood rentals
Much of Inglewood’s housing is older apartments and single-family rentals with aging plumbing and limited ventilation. As the area’s rental market heats up, maintenance often lags behind rising rents, and small unaddressed leaks turn into mold problems behind walls, under sinks, and in poorly ventilated bathrooms.
Your rights as an Inglewood tenant
California’s implied warranty of habitability protects Inglewood renters across Los Angeles County. Your landlord must keep your home safe and address mold as the health hazard it is, and cannot retaliate against you for reporting it. When a landlord ignores written notice, you may be entitled to compensation for your losses.

What I see in Inglewood buildings
Inglewood’s housing is largely mid-century apartment stock and older single-family homes, and the neighborhood sits close enough to the coast that humidity stays elevated year-round. In my experience that combination produces slow, persistent moisture rather than dramatic failures: stucco that has cracked and lets rain track behind the surface, aluminum window frames that condense and rot the sill beneath, bathrooms with fans that were never ducted outside, and original plumbing that seeps at joints. Redevelopment pressure around the stadium and arena has also meant some owners doing minimal upkeep on buildings they expect to sell or replace, which is where I see problems left to run.
Inglewood tenant protections
Inglewood is its own city and has adopted its own rent control and tenant protection provisions in recent years. Habitability complaints go to Inglewood code enforcement rather than the Los Angeles Housing Department. My understanding is that the city’s ordinances have been amended more than once, so confirm the current rules and the correct filing process directly with the city rather than relying on older summaries. California’s statewide protections, including the implied warranty of habitability and Civil Code section 1942.5 on retaliation, apply regardless.
Steps I would take
Written notice first, so there is a timestamp. Dated photographs, updated as conditions change. Medical documentation if anyone is experiencing symptoms. Receipts for anything you spend. If the landlord does not act within a reasonable time, ask the city to inspect. And in my experience, do not sign a release or move-out agreement before someone has reviewed your documentation — where redevelopment is in play, those offers tend to arrive early.
