Across the hill in the San Fernando Valley, Sherman Oaks renters face their own set of mold challenges — from Valley heat and trapped humidity to slab and roof leaks in older apartments and hillside homes. With a nearby office in Calabasas, Mehdipour Law is well positioned to help Valley tenants dealing with toxic mold.
Why mold shows up in Sherman Oaks rentals
The Valley’s hot summers push air conditioners and swamp coolers hard, and the condensation they generate — along with poorly sealed ductwork — is a frequent source of hidden moisture. Many Sherman Oaks apartment complexes were built decades ago, with aging plumbing and flat roofs that leak in winter storms. Hillside properties add the risk of drainage and foundation moisture seeping into lower units.
Your rights as a Sherman Oaks tenant
Whether you rent in Sherman Oaks, Van Nuys, or elsewhere in the Valley, California’s habitability laws require your landlord to keep your home safe and free of health hazards like mold. After you provide written notice and give a reasonable chance to repair, a landlord who does nothing may be liable for your medical costs, damaged belongings, and the disruption the mold has caused.

What I see in Sherman Oaks buildings
The Valley presents a different moisture problem than the Westside. Instead of marine air, the driver here is heat and the air conditioning that runs against it. In my experience the recurring failures in Sherman Oaks are condensate lines from AC units that clog and overflow into ceilings or wall cavities, air handlers in closets that sweat onto adjacent drywall, and slab leaks under older single-story construction that wick moisture up into flooring and baseboards. Pool and irrigation lines running close to foundations show up as well. Because much of the damage begins inside a wall or above a ceiling, it is often advanced by the time a tenant sees a stain.
Sherman Oaks tenant protections
Sherman Oaks is within the City of Los Angeles, so the Los Angeles Housing Department handles habitability complaints, and buildings constructed before October 1978 may fall under the city’s Rent Stabilization Ordinance. A good deal of the area’s multifamily stock predates that cutoff. Whether your building is covered affects more than rent, so it is worth confirming.
Steps I would take
Written notice first, so there is a timestamp. Dated photographs, updated over time. Medical documentation if anyone is experiencing symptoms. Receipts for anything you spend. If the landlord does not act within a reasonable time, ask the city to inspect. And in my experience, do not sign a release or move-out agreement before someone has reviewed your documentation — that is the most common way tenants give up a claim without realizing it.
